Wednesday, March 12.2014 Trenton Sun Page 12 -. Real Estate Daylight savings time has come and gone and I hope everyone remembered to set their clocks up an hour and also check or change the batteries in your smoke and carbon monoxide alarms. Every year in the United States, about 3,000 people lose their lives in residential fires. A smoke alarm is criti- cal for the early detection of a fire in your home and could mean the difference between life and death. Fires can occur in a vari- ety of ways and in any room of your home. But no mat- ter where or how, having a smoke alarm is the first key step towards your family's safety. About two-thirds of home fire deaths occur in homes with no smoke alarms or no working smoke alarms. Properly installed and main- tained smoke alarms are considered one of the best and least expensive means of providing an early warn- ing of a potentially deadly fire and could reduce the risk of dying from a fire in your home by almost half. Now here's a little known fact, in a fire, smoke and deadly gases tend to spread farther and faster than heat which is one reason why most fire victims die from inhalation of smoke and toxic gases, not as a result of burns. A majority of fatal fires happen when families are asleep because occupants are unaware of the fire until there is not adequate time to escape. A smoke alarm stands guard around the clock and when it first sens- es smoke, it sounds a shrill alarm. This often allows you and your family the precious but limited time it takes • to escape. Dear Answerman: I installed a new GFCI to replace an old two prong outlet. The outlet has four wires two white and two black wires, no ground wire. I plugged a, tester into the outlet and the tester glowed but the outlet doesn't test and reset. My room lights and outlets work. Every oth- er room in house has work- ing lights and outlet except the room next to my room, no power to lights and out- let. Any idea why the outlet does light up the tester, even though it doesn't test and re- set and there is no power to the room next to Kevin in Breese Dear Kevin, It's a 99.9 percent chance you have the LINE and LOAD connections reversed. This means that the power from your electrical panel is connected to the LOAD ter- minals and outlets past that (called downstream) are connected to the LINE side. If the Line and Load are re- 0. Richter ..: REALTOR ฎ f Advice for 00meowners and Potential Homeowners versed the outlet will have power but the test buttons will not work and anything past or downstream will have no power. For a GFCI receptacle to test and function properly, the incoming circuit wires must be connected to the LINE terminals on the re- ceptacle - black to brass and white to silver. The wiring for anything past that out- let to be protected must be connected to the LOAD ter- minals, same color pattern. These are clearly marked on the back of the outlet and most of the time the load side will have a yellow strip of tape over the load termi- nals. All that said, GFCI receptacles installed on a 2-wire ungrounded circuit can't be tripped with a plug- in receptacle tester because the tester shunts power to ground to do the test and there is a manual test can be done with the built-in buttons on the face of the outlet. These buttons are again clearly marked test and reset. Dear Answerman: We have a mobile home that has some particle board damage along parts of the exterior wall. I plan on re- placing damaged areas of the particle board with 5/8 plywood, then overlay the sub-floor with either 1/2 OSB or plywood. Are there any tricks to getting the par- ticle board out from under the wall? Sam in Mascoutah Dear Sam, There is no good or easy way to remove all the par- ticle board from underneath a wall without removing the wall. You can use a chisel or most anything else that you can dig or pry the particle board out with. Think about how it was built. The floor was nailed--screwed or sta- pled down and then the wall was set on top and it was nailed--screwed or stapled down. If the wall is fairly stable'I would just cut the old floor up to it, otherwise I would try to get the new wood underneath it where ever I could. Dear Answerman: Just found out that the previous owner who started to finish my basement did not do the framing correctly, so I have to rip it all out. I'm thinking that I don't neces- sarily want a totally habit- able space but still want the basement somewhat a little brighter and with color. So I was considering after rip- ping out the sub-standard framing, that [ just get the concrete foundation walls and floor painted and/or stained a bright color. Is that legal or do the concrete walls have to be unfinished and framed and dry-walled over? SH in Trenton Dear SH, You can paint, stain, write graffiti or whatever you want. There is no law, code or rule that says you have to do otherwise. \\; Jerry Green is the owner and principle inspector for Answerman, Home Inspec- tions LLC, ClintonSt. Clair County.
